Pre-Referendum
Our trained staff has the capability and expertise to provide pre-referendum support to public school districts and municipalities to help with the passage of a pending bond issue. 

Our role during the pre-referendum phase is to work closely with the Owner's Representatives and the Architect to insure that the building program being developed not only is affordable, but meets the program elements envisioned by the Owner. The primary goal throughout the pre-referendum phase is to educate the community and gain support for a comprehensive, yet affordable building program that meets all goals and expectations. 

Mechanical, Electrical and Plumbing (MEP) Coordination
S. M. Wilson employs a full time director of MEP (Mechanical, Electrical and Plumbing) services, which allows our firm full oversight and coordination of all MEP construction engineering activities. Our in-house director of MEP will ensure the accuracy of conceptual estimates and participation in initial discussions with the project’s design engineers regarding proposed systems design, efficiency and effectiveness.

In-house MEP coordination allows S. M. Wilson to verify and confirm scope expectations and related costs, coordinate and monitor services and ensure compliance with quality and safety programs. MEP coordination can lead to improved value with respect to initial cost, operating cost and return on investment, constructability and system maintenance and system performance for its intended operations.

Building Information Modeling (BIM)
Through the implementation and use of BIM all aspects of building a project are reviewed and coordinated before actual construction begins. This practice creates an integrated visual model of the building and site allowing for enhanced building definition, design intent, scope clarification and special coordination. We can coordinate or apply BIM practices to any project if the need is for Integrated Project Delivery (IPD), Collaborative or Non-Collaborative design work.

Our construction experience allows us to embrace the technology provided by use of BIM and helps us deliver enhanced visualization, more efficient project costing, scheduling and timing, better constructability detection, real-time coordination and more efficient communication between all team members. 

Construction Management
Our concept of construction management centers around the introduction of our firm as a construction manager who acts as the owner’s agent and manager of the entire building process. At our firm, the construction manager is similar to a "master builder" of ancient times, whose responsibilities spanned both the design and construction phases of the building process. If it is determined construction management will be the most effective delivery method, the construction manager assists the owner in arranging for and coordinating efforts with the architects, engineers and consultants used in the project.

This ensures efforts are coordinated and not duplicated right from the very start of the design process to final delivery. Overall, there are three benefits to using the construction management approach:  

• It brings a general contractor’s knowledge to the architect early in the design phase.  
• It puts the system which controls men, money and materials to work directly for the owner’s interests.       
• It allows design and construction to proceed concurrently, saving time and therefore, money.

Design/Build
The design/build approach simply means consolidating the architectural design and construction services, making both phases the responsibility of one single provider. We select a qualified team of architects, engineers and key subcontractors which best fit our clients’ goals and objectives for budget, schedule and quality. In many cases, the design/build process provides the simplest and most economical method of project completion and has the added benefit of single source accountability.  

Guaranteed Maximum Price
Our firm is selected for projects based on our qualifications and reputation, we are often asked to provide clients with a Guaranteed Maximum Price, or GMP. Well known in the industry for our cost estimating and management capabilities, our firm confidently takes the risk of establishing a maximum price and performing the work without exceeding that number. Clients have the added advantage of knowing fairly early in the design process what their project will cost. We perform this service under an open book policy and return 100% of savings below the GMP to the Owner. 

Traditional General Construction
At a time when many contractors are merely brokers of construction services, we cultivate an equal mix of design/build, construction management, GMP and traditional general construction work. This approach enables us to maintain our competitiveness and versatility while staying current with the latest in construction technology. While few building companies have retained the true "hands-on" expertise, we maintain a large staff of professional field superintendents and still perform work with our own forces.
